- Q.What does “55 and older” mean? What are the age requirements?
- Highland View is an age-qualified 55-and-older community. At least one member of each household must be 55 years of age or older. Other household members may be younger, subject to community approval. This designation follows the federal Housing for Older Persons Act (HOPA) guidelines.
- Q.Is this a low-income or subsidized community?
- No. Highland View is a market-rate manufactured home community. It is not income-restricted, subsidized, or part of a low-income housing program. Residents rent their space at standard market rates.
- Q.Do residents own their homes?
- Yes — every resident owns their own manufactured home. Highland View rents the space (lot) your home sits on; we do not sell or rent out homes. Homes are owned by residents and are bought and sold between owners, with the space beneath them rented from the community.
- Q.How do I find a home for sale in the community?
- Highland View management does not list homes or have details on homes for sale. We encourage interested buyers to drive through the community and note any “For Sale” signs, then deal directly with the realtor or homeowner. (Our office is by appointment only.)
- Q.Do I need approval before buying a home here?
- Yes. Before purchasing a home in the community, you must be approved through our application process. Applications are tied to a specific home or lot— not open-ended — so apply once you've found the home you'd like to buy.
- Q.Is there a waiting list?
- No— we do not keep waiting lists. Availability is very limited and handled on a first-come, first-servedbasis. Applications are honored in the order they're received, subject to qualification and approval — so applying promptly is to your advantage.
- Q.Who is responsible for maintenance?
- Residents are responsible for all maintenance of their own home and their space— including landscaping, skirting, awnings, and general upkeep. The community maintains the shared common areas.
- Q.Is there a long-term lease?
- No long-term lease is required. Space rental is month-to-month, giving you flexibility.
- Q.What's included in the rent?
- Your monthly rent covers your lot (the space), weekly garbage service, and a personal post box(you'll pick up the box key from USPS). We keep amenities to a minimum on purpose, which helps keep our rents below the area average. Water is metered to each home and billed with your monthly rent; electricity and other utilities are set up in the resident's name and billed directly by the provider.
- Q.Are pets allowed?
- Yes — Highland View is pet-friendly. Up to two pets are allowed, subject to qualification and approval, with a signed pet agreement and adherence to community pet guidelines.
- Q.Can I sublet, or have roommates?
- No. Subletting and roommates are not permitted. Highland View is a community of owner-occupied homes, and the rental agreement is completed only with the individuals listed on the home's title.
- Q.What does it cost to apply?
- The application fee is $50 per person applying to reside in the home, due when you submit your application. Credit and background checks are performed for every applicant — no exceptions.
- Q.When is rent due?
- Space rent is due on the 1st of each month. A late fee applies if rent is not received by the monthly grace period.
- Q.Should I expect rent increases?
- Yes — annual rent increases should be expected. Space-rent increases are governed by Oregon state law, which currently caps annual increases (presently 6% per year). Residents always receive the proper advance written notice of any change.
