Selling a home in Highland View

Everything you need to know to represent a buyer or seller in our 55-and-older community — including the one requirement that catches people off guard.

The one thing to know first

A buyer must be approved through our application process before they can purchase a home in the community. We recommend your buyer applies early so their approval is ready when the sale is. Highland View does not list or broker homes — that's entirely between you, the seller, and the buyer.

How a sale works

    List & market the home

    The home is owned and sold by the resident. Highland View does not list, broker, or provide details on homes for sale — you work directly with the seller and buyer.

    Buyer applies to the community

    Before any purchase can close, the prospective buyer must submit an application and be approved by the community. Have them start early so timing lines up with your sale.

    Screening & approval

    Every applicant completes a credit and background check (no exceptions), and must meet the 55+ requirement. There is a $50 application fee per person applying to reside.

    Approved buyer completes the purchase

    Once approved, the buyer signs a month-to-month space rental agreement (only those on the home's title) and receives the Community Rules & Statement of Policy.

What your buyer should know

Buyer approval is required first

No one may purchase a home in the community until they are approved through our application process.

55-and-older community

At least one member of the household must be 55 or older.

Owner-occupied only

No subletting or roommates. The rental agreement is made only with those on the home's title.

Space rent by lot size

Rent is based on lot size (not home size): standard $625, larger $666, RV $617 per month, month-to-month. Increases are expected annually (Oregon-capped, currently 6%).

What's included

The lot, weekly garbage service, and a personal post box (USPS key). Water is metered and billed with rent. Amenities are minimal, which keeps rents below the area average.

Very limited availability

We do not keep waiting lists — approvals are first-come, first-served, in the order applications are received.
